ForSalebyOwner.com founder fails to sell own home

Listing with real estate broker results in higher price, greater net to seller!

The Founder and former CEO of ForSalebyOwner.com may be rethinking the value of listing a property with a REALTOR.  Colby Sambrotto listed his New York condominium on his own and promoted it on FSBO websites and in online classified ads.  All to no avail.

After six months, he gave up as a FSBO and listed his 2000 square foot unit with New York broker Jesse Buckler.  His new listing agent recommended retargeting the property to different buyer groups and suggested a new list price.

The Wall Street Journal reports that the listing sold for $2.15 million with a 6% professional fee to the broker.  Since the condo sold for $150,000 more that the original asking price, Sambrotto netted an extra $21,000 after the professional fee was paid.

Bottom line — it paid the FSBO website founder to use a pro!

Septic Issues

Most of us don’t give much thought to our waste management systems at the cottage – unless they stop working! Yet these systems are crucial to the maintenance of our water quality and the purity of the lakes and rivers that we enjoy so much.

Signs That Your Septic System is in Trouble:

•Drains or toilets are backed up or running slowly

•Sogginess in the ground around the septic tank or leaching bed

•Unusually green or thick grass growing in or around the leaching bed

•Significant algae growth in or around nearby lakes or waterbodies

•High levels of nitrates, bacteria or other contaminants in well water

The Muskoka Watershed Council has produced an excellent brochure dealing with the maintenance of your septic, to keep it functioning at an optimal level and prolong its life.

Muskoka Rocks – A Race Unites Cottagers and Locals in a worthy cause

More than 600 people will participate in the 8th annual Muskoka Rocks Road Race held July 31 in Minett, in support of Camp Oochigeas a camp near Rosseau for children living with cancer.

Since 1984, Camp Oochigeas has been providing kids with cancer and kids affected by childhood cancer a unique opportunity for growth through challenging, fun, enriching and magical experiences.

“The event has really grown from the first year that Liz and I held it,” says Laurel Brooks who, with Lynn Keane, founded and organizes the Muskoka Rocks Road Race.

It now features a 10-kilometre run, a five-kilometre run/walk and a one-kilometre kids’ run. Just seven years ago, the first ever Muskoka Rocks Road Race drew 170 participants and raised $25,000. “We really like that it has brought people together as a community event.”

Both cottagers and year-round residents take part and last year some participants came from as far away as Ireland and Scotland.

“It is a cottage tradition for some,” she says. “We like that it draws in families.”

Over the past 7 years, the Muskoka Rocks Road Race has raised an amazing $265,000 for Camp Oochigeas!

"The amazing thing about Ooch is seeing kids who were in the hospital every day the week before, sick and weak, watching them climbing rock walls, canoeing, laughing — and forgetting why they were in the hospital at all."

MLA AGM

The Gardiner team knows it is important to stay informed of the issues that matter to their clients. On July 22, Jim & Iris as members of the Muskoka Lakes Association went to meet the political leaders of Muskoka at the MLA’s 117th annual general meeting. The meeting included presentations from the MLA’s four portfolios (water quality; political and land use; community affairs; and member relations), summing up each committee’s activities over the past year.

They also heard from the politicians – most of whom are new to their positions following last year’s tumultuous municipal elections.

•District of Muskoka Chairperson John Klinck

•Bracebridge Mayor Graydon Smith

•Gravenhurst Mayor Paisley Donaldson

•Township of Muskoka Lakes Mayor Alice Murphy

•Seguin Township Mayor David Conn.

Each dignitary was invited to make a few remarks, and there was a question and answer session.  Interesting to find out how they're spending your money, what they're doing to preserve water quality and shoreline environments, and what they see as the major challenges and opportunities in their municipalities.
